Understanding Property Tax
Each year, Roswell residents pay property taxes to three different government agencies (each with their own millage rate): Fulton County, Fulton County School District, and the City of Roswell.
Out of the total property tax that a Roswell resident pays, City taxes are equal to approximately 16 percent of their total bill. Taxes paid to Fulton County Schools and Fulton County account for approximately 55 percent and 29 percent, respectively.
With the City of Roswell’s 4.949 millage rate, a Roswell homeowner who has a property with a fair market value of $575,000 (assessed value of $230,000 or 40%), will pay about $1,138.27 in property taxes to the City of Roswell. Property owners with homestead exemptions would pay even less. Approximately $207 of that homeowner’s City property tax goes directly towards investments in the community through the Bond Program.
City of Roswell Current Millage Rate
On September 22, 2025, Roswell City Council adopted a millage rate of 4.949 for Tax Year 2025, which is the same as the prior year's (2024) rate.
The 4.949 rate includes two components: a Maintenance & Operations (M & O) component and a Debt Service component. Roswell’s 2024 rate of 4.949 mils represents no change in either component of the millage rate.
Maintenance & Operations
The Maintenance & Operations (M & O) component of 4.049 supports the City’s General Fund services and programs, such as Public Safety, Recreation and Parks, Transportation, and services offered by other City departments.Debt Service
The Debt Service component accounts for 0.900 of the rate and is applied to the repayment of voter-approved debt. Property taxes paid this year will go toward the repayment of the City’s Bond Program, which includes issuances of $86.2 million (approved in May 2023). Roswell’s Bond Program, which was overwhelmingly approved by voters in 2022, provides critical funding for transformative projects across the City, including investments in parks, trails, and sidewalks; Police and Fire facilities and technology; and the construction of Roswell’s much-anticipated downtown public parking deck.
Homestead Exemptions
Once approved, the homestead exemptions will renew automatically each year until a change in ownership occurs. Homestead exemption amounts, excluding the Disabled Veteran Exemption, apply to the General Fund Millage Rate only.
Floating Homestead Exemption
This exemption is automatically granted to all Roswell residents with a Fulton County Homestead Exemption in place. The Floating Homestead Exemption caps the 2019 taxable value at the lowest value from 2016, 2017, or 2018 plus 4.23%. For future years, value increases will be limited by the rate of inflation or 3%, whichever is less.Senior Homestead Exemptions
The City of Roswell offers two Senior Homestead Exemptions:
- A $2,000 exemption is available for persons age 65 or older.
- A $20,000 exemption is available for persons age 65 or older with a combined Adjusted Gross Income (AGI) of less than $40,000.
Disabled Veteran Exemption
The City of Roswell recognizes the Federal Disabled Veteran Exemption. If you are a disabled veteran that has been approved by the Department of Veterans Affairs as being permanently 100% disabled, you may be entitled to receive an exemption of $121,812.
